A Home Condition Report
provides a comprehensive and jargon free report on the condition of
a domestic property and contains considerably greater detail than a
traditional home buyers survey.
An
Energy Performance
Certificate provides details of a property's CO2
emission and approximate annual heating
costs. The report provides recommendations for improving the energy
efficiency of the property, together with an indication of the
associated heating cost savings.
Home Information Packs will
comprise mandatory (‘required’) and optional (‘authorised’) content
as described below.
Mandatory ('required') documents include:
- An index
(i.e. a list of the contents of the Pack)
- A sale statement (summarising terms of sale)
- Evidence of title
- Standard searches (i.e. local authority enquiries and
a drainage and water search)
- An Energy Performance Certificate (EPC)
- Where appropriate, commonhold information (including
a copy of the commonhold community statement)
- Where appropriate, leasehold information (including a
copy of the lease, service charges and insurance details)
- Where appropriate, a New Homes Warranty
- Where appropriate, a report on a home that is not
physically complete
Optional ('authorised') documents include:
- A Home
Condition Report (HCR)
- Guarantees and warranties
- Home use/contents forms
- Other searches
- Legal summary
